Questions to ask a seller when buying lakeshore property
Is there a lake association?
What are the association’s responsibilities?
Who is the President?
Is there a yearly fee?
How is the lake weed control managed?
Is it run by the DNR or can I at the lake myself?
How often do they spray?
Is there a cost to me?
Who do I contact so my property will be sprayed?
What is the shoreline like?
Is it sandy or mucky?
Can I bring in additional sand?
How have you maintained your shoreline?
Is there a dock included with the sale?
What type of dock?
How long is the dock?
How have you installed the dock? Is it on wheels or posts?
Where do you store the dock in the winter?
Where do I launch my boat?
Where is the public beach?
If it is a private lake with no public access, where do I put my boat in?
Is there room at the beach to store my boat over the winter?
If there is an automatic sprinkler:
Does it pump water from the lake?
Can I sprinkle my lawn after they have sprayed? (Most of the time you need to wait)
How many days should I wait to sprinkle from the lake?
Do I pull the basket onto my beach for winter storage?
Are any of the following items included in the sale?
Dock?
Boat Lift?
Swim raft?
Paddleboat?
Be sure to check to see what the estimated market value is for the property from the county. Lakeshore properties market value for taxes maybe higher that what you paid. Be sure to contact the county to get your market value adjusted for future taxes. Feel free to call me if you have any questions.
